What Is Grind & Seal Concrete?

Grind and seal is a polished concrete floor system that removes the surface layer of the concrete with diamond tooling, exposing the natural aggregate and creating a smooth, slightly reflective surface. That surface is then sealed with a clear high-performance polyaspartic or epoxy topcoat that locks in the look and provides protection. Unlike full mechanical polishing (which uses progressively finer diamond grits to create a true mirror finish), grind and seal stops at a medium grit and relies on the topcoat for the final sheen and protection. The result is a floor that looks like polished concrete at a fraction of the cost and time, with significantly better stain and chemical resistance. It is the most cost-effective premium floor system we install and a favorite for homeowners and businesses who love the natural, industrial look of concrete but want it sealed, dust-free, and protected.

Our Grind & Seal System

We start with a medium-grit diamond grind to remove the top layer of concrete and expose a uniform aggregate pattern. Cracks and spalls are repaired with color-matched polyurea. Two coats of clear polyaspartic seal the floor — gloss, satin, or matte sheen depending on your preference. Finish thickness is thinner than a full epoxy system, which is part of what keeps the cost down and preserves the natural concrete look. Total install time: 1 day. Return to vehicle traffic: 18–24 hours.

When To Choose Grind & Seal

Grind and seal is the right choice when: • You love the natural look of concrete and want to preserve it • Budget is a primary concern but you still want a sealed, durable floor • You have a large square footage (warehouses, breweries, retail) where a full epoxy system would be cost-prohibitive • You want a low-maintenance, dust-free finish for a basement, workshop, or commercial space • The existing concrete is in good shape and has interesting aggregate worth showing off It is not the ideal choice when you want a specific color, a decorative flake or metallic finish, or maximum chemical resistance. For those goals, a full flake or solid color system is better.

Maintenance & Longevity

Grind and seal floors are extremely easy to maintain — sweep regularly, damp mop with a pH-neutral cleaner. The topcoat will need to be refreshed every 5–8 years in commercial settings or 8–12+ years in residential. Recoating is straightforward: lightly abrade the existing topcoat, apply a fresh coat of polyaspartic.
